FAVORABLE GEOGRAPHICAL LOCATION

Positioned on the Pan-European Corridor Xc which connects Europe with Asia, near Corridors VIII and IV, located between the highway and the railway track in the industrial zone of the City of Pirot.

The Free zone Pirot  is 300 km away from Belgrade, 70 km from Nis, 70 km from Sofia, and 30 km from the Gradina border crossing.

The Pirot valley is crossed by two intercontinental land highways: the Nis-Sofia railway and the Nis-Dimitrovgrad highway. Due to such a position, Pirot was, and still remains, a transit place where people of different cultures and nationalities meet and pass.

Fiscal benefits

• Exemption from VAT on the entry of goods into the free zone, as well as the provision of transport and other services related to the entry of goods;
• Exemption from VAT on trade in goods and services in the free zone;
• Exemption from VAT on trade in goods and services  between users of  free zones;
• Exemption of production users from paying VAT on energy consumption;
• Exemption from certain tax burdens for foreign direct investments.

Financial benefits

• Funds from the budget of the Republic of Serbia for financing investment projects in the production sector and the service sector that may become a  subject to international trade.

Customs benefits

• Customs office within the Free Zone;
• Simplified customs procedure for Free Zone users;
• Export of goods and services from the zone and import of goods and services into the free zone and no customs duties and other duties are paid on them;
• Exemptions from customs duties and other import duties for goods intended for the performance of activities and construction of facilities in the free zone (raw materials, equipment, construction materials);
• Temporary removal of goods outside the Free Zone for processing or presentation is allowed.

To build a facility

• At the City Administration of the City of Pirot does not pay:

• all administrative fees and local utility fees for obtaining approvals for works and use permits,
• contribution for arranging construction land,
• fee for the certificate of the right of pre-build.

• The following are not paid for public utility companies:

• fee for issuing conditions for connection to communal infrastructure,
• fee for issuing consent for connection to communal infrastructure,
• fee for connection to communal infrastructure (except material costs).

When operating the facility

For a period of three years from the moment of issuing the Decision on the use permit for newly constructed facilities:

• Local municipal taxes are not paid at the city administration of the City of Pirot,
• In the case of public utility companies, half of the fee for utility services is paid according to the valid price for industrial facilities
• 50% tax on property  at the Local Tax Administration of the City Administration of Pirot.
